Irwin 37' Center Cockpit Sloop ? MUST SELL due to ill health

1980 IRWIN 37 (center cockpit) sloop. Finish, the restoration that I started on this roomy and comfortable "live-aboard" or off-shore cruising sailboat with two heads and showers. Full-width, owner's cabin (double berth) located aft, with private head and shower. There is also a large v-berth cabin with another head and shower. Main salon is bright, with a good sized galley. Lots of teak in cabin. I bought this boat 3 years ago, intending to restore her to full bristol condition. I have completed thousands in restorations (boat-yard receipts available): - Replaced standing rigging (shrouds, stays, plus halyards, and lifelines) - Replaced all chain-plates - Engine rebuild (Perkins 50hp diesel -- less than 40 hours since) - New teak cap rail (all around) - New fuel tank - Re-glassed bulkhead joints - Awlgrip painted hull (2011) Remaining Work / Known issues: - Recent Steering Failure -- (somewhere between quadrant and rudder) - Needs sails (I have one genoa) - Cabin interior is stripped in preparation for refurbishing - Port-lights/windows leak (I have new ones you can install) - Needs cabin cushions - Needs cabin headliner to be redone (ceiling) - Needs water heater - Needs new refrigerator Health problems, and personal circumstances, force quick sale. In the water at a private dock (in Delray Beach), but needs to be relocated by the new owner.
